Why Every Glamping Operator Should Think About an Exit Strategy

Your glamping dream is not complete without an exit plan. AGA advisor Todd Wynne-Parry explains, “Life happens. Situations Change. Investors might need to cash out”.

Markets shift, priorities change, and opportunities arise. Having an exit strategy in place ensures operators are prepared (not reactive), “Luckily, an exit strategy can always be put in place” says Wynne-Parry, with the idea that it should be tailored to make it as easy as possible for the buyer.

At the core of any successful exit is clarity. Buyers want a transparent view of performance, which is why standardized financial reporting is so important. For glamping businesses, this often means adopting USALI reporting so buyers can confidently evaluate profitability. Wynne-Parry explains that “most sophisticated buyers will want to see a profit & loss statement in USALI format for at least three full operating years.”

Beyond current performance, buyers are equally focused on upside potential — opportunities to expand sites, add accommodations, introduce new experiences, or further develop the land. Even unrealized potential can significantly impact valuation when clearly documented and thoughtfully presented.

“If the timing is not correct, an honest look at alternatives to selling, such as holding or leasing the business to an operator, may provide time to develop an exit strategy for a later date” states Wynne-Parry. Market conditions, supply and demand, and personal goals all play a role in deciding whether to sell now, later, or not at all. Sometimes the right move is growth, sometimes it’s holding steady, and sometimes it’s preparing for a future transition.
